Civil Engineering Design of a Custom Residence in Coconut Grove, Florida

by Marcos Behar – Director of Land Development

MAR engineers recently completed the civil engineering design—both on-site and off-site—for a custom luxury residence located in the heart of Coconut Grove, Florida. This project exemplifies our comprehensive approach to civil/site engineering.

Our team worked as a core component of a multidisciplinary team that included the project architect, structural and geotechnical engineers, and surveyor. Together, we delivered integrated and responsive solutions tailored to the site’s unique conditions.

Key Services Provided

  • Regulatory & Permitting Coordination
MAR engineers prepared all necessary civil design documents—including stormwater, utility, and grading plans along with stormwater management calculations—and coordinated with local agencies to ensure smooth project approvals.

Site Challenges & Engineering Solutions

Coconut Grove presents unique geotechnical and environmental challenges, particularly due to its high groundwater table, and existing elevations of the surrounding parcels. These conditions required a thoughtful and resilient design approach.

To address these site-specific constraints, our civil engineering team implemented a range of solutions, including:

  • Stormwater Retention/Detention Systems, including retention swales and underground storm-drain infrastructure to meet runoff regulations and mitigate flood risk.

  • Strategic Grading Design to direct surface water away from the foundation, reducing erosion and structural vulnerability, while eliminating stormwater discharge onto the public right-of-way.

A Collaborative Approach to Civil Engineering Excellence

Designing and constructing a high-end residential project in Coconut Grove demands more than just technical skill—it requires proactive coordination and seamless communication across all disciplines. Our civil team remains engaged throughout the design and permitting process to ensure that all site design elements support the architectural vision while meeting engineering best practices and regulatory requirements.

This project stands as a testament to our commitment to engineering excellence and our deep understanding of South Florida’s complex site conditions.
